For example, do you make your property managers to clean gutters every year, service AC/furnace, service fireplace if there is one?

In Virginia, if it's in the lease, like tenant shall provide proof of professional carpet cleaning, fireplace cleaning, house cleaning, etc., then it is allowed. 

For example, can you block off the fireplace, but not spend to tear it down? 

Also I would make that fireplace more of a focal point, maybe with a cool wood mantle that matches the new floor.  

I recommend using a vent free gas fireplace. 

I have a woodburning fireplace in my Lake house and never had a problem.

Curb appeal absolutely, fireplace yes, bathroom... maybe floors, kitchen revamp- it’s great already so why bother?

Cul-De-Sac.Second floor has 3 bedrooms and a full bath.Main floor has Master Bedroom with tray ceiling, a master bath with two sinks, both shower and Jacuzzi, Eat in Kitchen, all appliances, Formal Dining Room, a half bath off the hall, Living Room with Fireplace and 10' ceiling,  Laundry Room with deep sink and two car detached garage.Basement could be used as an in-law suite.

I emailed the folks stating I wanted the wood for my wood fire place, and by the time they got back to me ( about 12 hours) the job was done.
