When you have investors interested in your opportunities, you can send them to a trusted resource to facilitate the setup of a self-directed IRA. 

The titles of job positions in this area that appeal to me are: processor, auditor, underwriter, closing coordinator, closing facilitator, credit analyst, compliance specialist and operations assistant.

And while I don't know the equitable gains you may reap from such a sale, imagine if it was enough to facilitate a good cash flowing position into 2 separate rental properties, you could start banking some of that for your grandmother and family if/when it is needed. 

The way most GC's make the transition to becoming a developer is by acquiring the property, and facilitating the project themselves. 

Sometimes they still had to be facilitated out, but since they had no rights to be there, it was never an issue.Now after saying all that, keep in mind that the building I was renting was not that desirable and, therefore, I sometimes got undesirable tenants who lived difficult lives.

More experienced investors are also encouraged to participate as they will also get something out of it and will help facilitate the conversation.

With those facts in mind it is easily a no brainer to invest in the J.O.B. income as that added income can better facilitate the REI biz building. 

Ideally, would like someone who can do everything for a reasonable flat price or package, barring any work out of the ordinary.Need help with drafting a purchase agreement, tease apart the NN lease and environmental studies, and facilitate closing etc.

Hopefully we get out of this soon, the tenants will like that you are putting a little money in vs the last owner and it will likely facilitate an increase in rent if one is justified.  

Especially curious about scenarios where zoning already permitted this or what facilitating re-zoning has looked like for others in the past
