I do a lot of cold calling but it sometimes feels like I’m shooting in the dark.

and would I be comfortable sending my wife here in the dark?

I also don't do the "landlord special" where everything goes a single color (trim, walls, light switches, outlets, ceilings).  

Does color paper matter?

Kind of concerns me, and map stats in my current area are very accurate with the maps darker and lighter colors for areas of lower and higher crime.

When you factor in the daylight of winter time, by the time a part time agent is off from their day job, it’s already dark outside.

Kept it simple new cabinet color, new fixtures, new appliances, remodeled the bathrooms and kitchen.

This being our first BRRRR, I would get overwhelmed at times and found it hard to make decisions on....everything, from paint colors to doorknobs.

I plan on super "spiffifying" this property, Good price for a nice little property.You said you wanted to super spiffy it up.I did a quick mockup of a more modern look.Hardieboard, stone, metal roof, eaves extended, etc...Lighter colors look bigger.Good Luck!

This is feedback for the BiggerPockets forum.I would love to see the forums adjusted so that when someone is quoted, it puts the quote into a box, usually lightly colored gray or blue (to match the BP colors).
