But if you are pretty diligent on seeing what is coming on the RMLS I am also finding better deals (in better locations) on there from time to time with the comfort of locking down a property in contract and being able to due ample due diligence.Looking forward to meeting up with folks in Vancouver and making new friends.

Be sure you eviction paperwork is done thoroughly, correctly, and with ample documentation.

One comment to pass along for out of state folks that comes from some of the agents I know here.If you are looking at making a "team" in a hot market, you need to be at the point where you are ready to buy immediately and have ample resources for said purchase. 

I am assuming the garage has ample room for a car to be parked in It as well.  2nd thought is if your competition does not provide w/d it’s a big amenity you are providing.
