Investment Info:

Single-family residence fix & flip investment in Tampa.

Purchase price: $250,000

This is a brick single family residence with three (3) bedrooms and three (3) full baths. Living and Family room, separate dining room, and breakfast/eat-in kitchen. Tile flooring throughout. Two-car attached garage w/ample a driveway for parking for a RV and Boat. Situated on lake with a 1/2 acre.

What made you interested in investing in this type of deal?

I only seek investment opportunities that fit within my objectives in terms of being single family, margins, scope of work to produce return and etc.

How did you find this deal and how did you negotiate it?

This deal came to me from acquiring properties from doing business with this listing agent in the past. The relationship has allowed me to acquire multiple properties with this agent. Although I have represented myself in most the acquisitions; the benefit to her is knowing that if I find interest in the property that the deal will get done and it reduces her need to market the property and risk market time for her client. So it all about creating the win-win for all involved.

How did you finance this deal?

I structure the deal to reflect other financing options beyond conventional financing. So I indicated on the contract that f it will be financed using Hard Money or Private Money. On this particular deal I will be financed via Hard Money unless I am able to acquire Private Money from someone seeking to partner.

How did you add value to the deal?

I'll be adding value based on the Scope of Work which will consist of cosmetic improvements to include the following: painting of interior/exterior, power washing, cutting of lake grass, upgrading bathrooms, new kitchen appliances as the kitchen cabinets are in great condition, upgrading of electrical outlets, installing of new lighting fixtures, cleaning of tile flooring and etc.
