It can't be strictly investment property right out of the gate. 

Some additional info is the house is located less than a mile from a small university, less than 5 miles from a large tire factory and less than 5 miles from the gate to base so the location is optimal for any potential buyers.  

just think if they are cheating you so bad right out of the gate what could be their intentions toward you if you were going to depend on them to guide you through the entire process of purchase, rehab, and sale?

Well my old house didn't sell.. still hasn't sold and i'm now competing with new development in the gated community my old house is in. 

A multi-family (5 or more units) may not be where you need to start out, be more successful by lowering your expectations getting out of the gate, like a single family property. 

Many if they fail right out of the gate have no desire to continue ( IE that did not work) and or lost money and can't continue no matter what they desire.

Is an FHA 203(k) approach going to eliminate the best prospects right out of the gate or has anyone had success with this option?
