I expect the property needs to be fixed up a lot If you have the numbers they are paying, you should be able to figure the rest out by how much he is asking for the property and how you plan to finance.

Malcomb's suggestion that you will be limited to a maximum of 75 percent of the appraised value is correct assuming the the rent will cover that figure.
