I'm an investor in Columbus OH myself with a 7-figure rental portfolio.

I feel like this question has probably been asked/answered on here but I can't for the life of me figure out how to search the forums so I guess I'll just make a post myself!

There really is no such thing as anonymity anymore, especially in real estate unless you have 8 or 9 figures to work with.

In our situation we have mid 7 figure unsecured line of credit we could stroke a check at anytime.. or move it to our 8 figure secured line.. our financing was already in place. 

He got a lead on a Sunday evening and, excited as he was, he figured he could schedule it for two days later.

I'm trying to figure out best way to have as little money come out of my pocket as possible.

Small multi-family (2-4 units) buy & hold investment.

I expect the property needs to be fixed up a lot If you have the numbers they are paying, you should be able to figure the rest out by how much he is asking for the property and how you plan to finance. 

Malcomb's suggestion that you will be limited to a maximum of 75 percent of the appraised value is correct assuming the the rent will cover that figure.
