The seller is still liable for those mortgage payments, plus any late fees or other penalties if something happens to the buyer and they can't make the payments (or they are dishonest or inept to begin with, like in this case outlined right here: https://www.subto.com/post/what-are-the-risks-of-buying-a-pr...).

I think marketing with fake or paid reviews is dishonest, so their marketing department is scammy, then.

@Ben Bourgeault@Dustin Heiner @Steven Picker    Dustin, it appears you are being either absent minded, deceptive or flat out dishonest with your projects of cash flow.

My experience with eviction court is if either party is shown to be dishonest or unforthcoming, the judge cuts through the BS and comes down on them hard.

This has me and my agent believe they are being dishonest.

There a fair number of really honest ones, especially if they think of you as their friend, but there is a fair number of dishonest ones. 

Are they dishonest or immoral?

I would not want someone to be dishonest with me and I will not be dishonest with someone else, even for a killer deal, it's not worth it. 

I applaud you for not wanting to be dishonest or mislead your potential seller, because that is exactly what most "wholesalers" would do, and (in many investors minds) seems to make up the majority of the business. 

I don't believe in rewarding dishonest people and I'm glad to see that you are not doing so.
