3) How much do you charge to wash/dry per load?

Feedback greatly appreciated.Texas has higher property tax but no income tax so if you live here that's a wash.

I ran into this making an offer on an MLS shown as an 8-plex, but upon checking with the City found it to be a 7-plex - - a wash room had been (illegally) converted into a 1bd/bath.The seller was a BROKER (gulp) and I told him I would seek to get his licensed revoked if he did not cancel the escrow and refund my EMD - - which he did.

Basically instead of gifting money over time, he could buy/control an asset right away that we could all use and then gift it to us incrementally.My thought was he could fund an LLC with myself, my brother, and him as the partners in the LLC and then gift his interest over time at an amount that stays under the gift tax.

One of our tenants said that Bob parks his car on our property and uses our water to wash his car.

But that has an unusual pattern, suit would cover the whole area, not flow down unless washed down.I'll take door number one....the bees!

And they will try to wash rugs, dogs, babies, and never clean the lint trap destroying the dryer unit.  

At best at that price point, it may be a wash (i.e. the granite and cabinets cost you $5k, and the price increase is $5k.

For example how much should someone charge to fix a hole in drywall, put in new carpet, power wash a home.

Hey ChrisI'm not an expert on conventional financing, but I believe you'll get 75% of the market rent for the current home, so with the cash flow numbers you calculated below, doesn't the payment wash?
