Nobody wants to believe the 50% rule (expenses, capital and vacancy eat up 50% of the gross scheduled rents), but this is exactly the sort of unusual expenses that contribute toward that 50%.

Maybe I am an unusual case but I have completely analyzed my real estate holdings/initial investment/return compared to my stock & mutual fund investments/return and my real estate is still higher even considering I purchased one property in 2006.
