Traffic/drive distance seems to be a huge factor in tenant preference for the area.

One thing that everyone complains about in our area though is our tunnel traffic.

Median income,population levels, traffic counts,school ratings,etc.?

(assuming this is a rental, some of the higher-grade commercial finishes would work better in high traffic areas and might keep you from having to screen and recoat as often as you would).

It will slow down traffic a bit and make the road less blighting.
