I bought two houses from tired landlords recently and offered a large down payment and a 6% interest only loan. 

I am currently looking for my first real estate deal because while I make good money now, I am getting tired of trading time for money.

If you just have a "tired" property then you can normally go FHA as long as both sides are willing to work through the inevitable issues.

Too many tire kickers/unqualified people creating the buzz and needless busy work.
