The bathroom is prepped for the tile.  

Did the walk through today and now the floor tile and under floor will need to be replaced in one room. 

It also has 2 full bath with tiled shower/tub, 2 car detached garage/shop, car port, and fenced in yard.

So the deposits on the C-class rental can actually be equal to the deposit on a home renting for twice as much.The lower priced rental will also be a smaller floorplan with tile and laminate flooring instead of carpet, which saves on carpet cleaning and new carpets, and repainting on a pure sf basis.

Also when you do any outside improvements make sure you contact me so that I can approve the colors and patterns.

Another modest cost option is a tile counter top.

Subway tile, freestanding tubs, everything. 

Another house we were interested in we drove by weekly and saw the cabinets, air conditioner, ceiling tiles, etc. being removed a little each week. 

Not sure how good that book is if it didn't make it clear that you should get your finances ready (ie. establish a savings pattern and develop a relationship with your preferred Lender) first!

We estimate lease rates for landowners on a regular basis and I can tell you that sometimes lease rates have remained stagnant for decades because of changes in roadways and development patterns.
