In fact I generally wouldn’t assume any appreciation at all at this point.Rhode Island is not exactly an area of thriving economic activity compared to other areas of the country, so if you can find a nice cash flowing investment the that it’s great, particularly if you can find a off market deal with some built-in equity.

There's a commercial airport that makes it just a one hour flight from SFO or DEN, plus a thriving tourism/vacation rental business (ex-covid) along the Coast, an outdoor recreation mecca, and some world class golf courses that cinch it as a somewhat well kept secret for rich golfers.

Although some casinos are open and tourism is thriving once again, the Governor of NV brought us back to phase 1, closing down bars and some restaurants (again).
