I did my usual response asking if they have been to the area before, bringing a dog etc. with no response.

We WERE in the "nice area".

It seems like it should be just so easy - and these situations rarely are...a hostile neighbor is costly. 

The area has attracted a lot of new young professionals with their work from home marketing that gives $10,000 to qualified families to help them establish themselves in the area.

That is where you will find real investors in those areas to connect with as well. 

Getting greedy tends to cause investors to be sloppy and I 100% agree with @Ken M. no good deed goes unpunished in all areas of life. 

I will not know that until I climb under the house and into the attic etc... for inspectionThe area is close to things and is not in a indicated crime location and has a very nice open lot area on the corner with it but again assuming the tenants stay and lease I am looking at that as a smaller issue..Thanks for bringing up the concerns but I have tried to do my due diligence but do not really know is the analyzing aspect has missed something major.

You have to try to estimate MTR income in your area + take into account the costs associated with MTR setup.

Not the best area either.
