I have come to the conclusion that my real estate endeavors will be completely separate from my conservative more traditional investing as my advisor is little help when it comes to REI..

I have come to the conclusion that real estate would be the best way to produce the cash flow that I am looking for to be able to provide a great life for my wife and I, as well as future kids.Currently,  my goals are focused on just buying my first investment rental property.

I did a lot of reading and came to the conclusion that you should do a full screen (including the credit and background checks) and then pick the most qualified tenant.I have an online application through cozy, so I wouldn’t send that link to them to apply unless they met my pre screening criteria in the first place.

It's possible you do have a bad property manager who did a poor job screening but there isn't enough evidence or information here to come to that conclusion.

Kenny, I think I'll reserve a formal complaint for if there isn't a satisfactory conclusion. 

Now granted, my wife is very pretty (and very Russian), but that he should immediately jump to this conclusion and not have the God-given sense to keep it to himself bothered me.Over the course of my life, I've done some ugly things I mostly regret and you can see them in my face from time to time.

The questions I would ask to come to a conclusion would be:Does the property have all the highest amenities in the market that new properties have, such as, resort style pool, clubhouse or social setting, top of the line gym, dog park, car wash area, walking trails, free common area wifi, coffee shop, garages, etc...?

His conclusion on that is avoid at all costs.
