I did a lot of reading and came to the conclusion that you should do a full screen (including the credit and background checks) and then pick the most qualified tenant.I have an online application through cozy, so I wouldn’t send that link to them to apply unless they met my pre screening criteria in the first place.

It's possible you do have a bad property manager who did a poor job screening but there isn't enough evidence or information here to come to that conclusion.

The questions I would ask to come to a conclusion would be:Does the property have all the highest amenities in the market that new properties have, such as, resort style pool, clubhouse or social setting, top of the line gym, dog park, car wash area, walking trails, free common area wifi, coffee shop, garages, etc...?
