Demanding tenants purchase equipment for property care, Colorado

The lease agreement says: "Tenants are responsible for proper yard maintenance and upkeep including but not limited to mowing, watering, cleaning gutters, raking, and shoveling of sidewalks".Are there any Colorado Springs or state of Colorado laws that would prevent an owner of a home from requiring the tenant purchases their own equipment?

When my tenants did it, they never edge, so the grass on the end grows sideway, sometimes to a foot long.All the neighbors on the block, and in the area generally have well manicured lawns, properly edged, and I was the only one with an unkempt lawn, even after tenant mowing.Some other benefits having a landscaper for an SFR if the vacancy occurs in winter, like two winters ago when it was vacant, my wife and I were both sick, they come and shovel the snow.

Heck, for most of the winter my tenants didn't shovel the driveway and so nobody even parked there so it was as if there was no driveway (not a Miami problem, of course).
