Airdna shows yearly predicted income for the address of 111k, and it looks like our yearly costs to break even on the property would run about 38k all in for mortgage, insurance, taxes, utilities, maintenance, etc.

Although, from an REI perspective, I would predict that in Q1 and Q2 of 2021, we may see some of the better deals in the Middle Tennessee area than in recent years if you are well informed, well connected and well funded.

Yes, there will be a category difference between properties there... the $100,000 properties being closer to C class properties, but I predict you will find that you will make twice the money going with the cheaper properties, if not more.
