Hey Charlie- what types of creative financing deals are you targeting?

Target is for MTRs, but we do STR in the gaps between guests. 

I said, "find some sand to pound".

We basically execute a form of the BRRRR strategy by targeting communities that require significant renovations or improved management to bring them back to profitability and then we are able to use the increased equity when we exercise the option. 

This year I hauled away a few hundred pounds of sand.  

Let's say you want to build a lead list of 1,000 physically distressed homes in a target zip code with a distress rate of 10%.

The recent addition of the Toyota-Mazda Plant ($1B investment) , Target Distribution Center, Polaris, etc... are all within driving distance of Athens.

I would target high-interest-rate debt first, anything above ~8% or so.

If the numbers on the deal exceed your investment targets, hire an attorney to deal with the estate.
