I need to build momentum with my first property here locally and something smaller so I can understand it better.

So I'd be stuck with that first property for awhile and want to keep momentum going.

On the coast there are a few existing listings and closed sales that support this momentum.

Keep the momentum and try to enter into another county, and make sure even the long term numbers support your analysis.

I lean towards continuing to call different lists in the market you've already got momentum in since you've probably done basic research about those markets and can continue a conversation once you get an owner on the phone.
