The experiences of your fellow investors shouldn't be taken as advice due to the uniqueness of each situation, changes in legislation over time, and individual nature of each state's and city's existing processes.In general, any kind of written / documented notice is better than a verbal one.

The stakes involved are also high enough that it would not be surprising to see the real estate lobby pursuing federal legislation to protect the system that they have created.

Looking at CA as a whole, although we are having a tough time right now due to our legislation, etc. we are still a state that has a lot of jobs that are very high paying and areas in the state where people want to be, which is a good thing.  

The results should alarm every Realtor, HOA Board, and legislator who cares about consumer protections, transparency and full disclosure, and deceitful business practices. 

@PeatrieClemonsTo me, not knocking before entering is a courtesy issue and not a legal issue, but I don't know how you legislate common sense.

AirBnbs are doing well there and the city gov seems to embrace them, unlike LA County and other places passing legislation to limit nor eliminate them.  

It's "feel good" legislation like this that results in over regulation of small business and discourages entrepreneurship in this country.

I am curious to hear what (if any) impact the Opportunity Zone legislation has had for investors in the Omaha market. 

. - it's a definite plus to be nearby.There are so many reasons I prefer to have properties near including knowing what's going on in those locations - market values, legislation, zoning changes - so, for me, close is a must if I'm holding long term.That being said, people from big cities, like Atlanta, think I'm crazy.
