I would definitely not recommend this because you'd be liable for any injuries caused. 

Lawsuit from tenants for personal injury!

If you do buy California property, you may want to consider whether filing in another state is worth it when you can just have a CA LLC since you will need to register there if you're a resident anyway.Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

I've said this before, but have friends and colleagues make the mistake of hiring a family member who is a divorce lawyer, or they know someone who does personal injury, owes them a favor, etc.

At my family's building, we also have cameras recording the sidewalk around the building (corner property) and archive the video for 3 years. 3 years is the statute of limitations for personal injury claims in New York.

However, if you have a major loss (death, permanent injury) as a result of your negligence, then the policy on the rental property may not have enough coverage and the plaintiff can sue you for everything else you own. 

Furthermore on the topic of military perks- i don’t know your job but after 10 years in the military I’m assuming you’ve sustained a good amount of injuries and that your body will only continue to deteriorate.
