There will be a specified timeframe in the contract so if the seller cannot perform due to the issue at hand you should be able to execute the notice to perform and put it on them.

I don't think you have to use specific contractors to complete the work, you only have to use a 203k consultant - pg. 386/1009There is no specific time frame that repairs must be completed in a 203k loan.

I am moving towards putting up curtain rods and inexpensive curtains though- I feel they hold up better, I can wash them (if the tenant didn't) rather than dealing with the utter pain it is to clean miniblinds, tenants seem to like them better, and they look a whole lot nicer.

and another thing mentors are telling me. 2% a month is all you're paying to if I pay them off in 6 months I've only paid 12% interest and secured all the equity I could in that time frame.
