We inherited a 75 gallon installed back in 2012 for 6 units& so far  no complaints.But if I don't go the commercial on-demand HW route next time I'd be inclined to go with 2 HW tanks in series (with the lower BTU's) more for backup than constant HW. 

For someone who works 50+ hours a week, have a very active family life, and isn't mechanically, inclined what I do is not in their wheelhouse.

But in either event, I would just hire a pest control to spray the premises for a low rate and I would notify the tenant that they'll be responsible moving forward as your doing this as a courtesy.If you feel inclined, stand firm on your beliefs.

At this point, my inclination would be to change the locks and begin cleaning up for turnover.I won't advise others to do that.
