Also, do not hire a CPA that recently let go all their staff members during tax season.

The staff at the downtown Recorder's Office on 4th Ave are very helpful. 

The less time staff / trucks are spend running around between work, the lower they can charge for the work itself.

We keep carpenters on full time staff.

Go to a local garden center that has a landscape architect on staff, take pictures of the yard, a plot plan and your budget and they'll draw you up a landscape design and help you pick out the plants and hardscape materials.

I suspect some courtrooms are very tenant/buyer friendly with the judges acting more like tenant advocates than impartial arbiters.

Take that 3 to 7 thousand and put into into an appreciating asset....not some slick suited dude that charges beginners thousands of dollars to sit there and dream, while he tells you all about how great he is as his staff runs your credit card in the back room.
