We don't use title companies here.That said, marketing a property you don't own is illegal in MA if you are not a licensed real estate agent working under the supervision of a broker.In addition, if you put a property under contract without both the intent and the ability to close on it, you could be sued for "fraud in the inducement".The only legal way to wholesale (which isn't really wholesaling) is to close on the property and then resell it. 

My point is that if you make false statements, especially a promise of money, to induce someone to provide information over the phone, you would potentially be exposing yourself to criminal and civil process (if not liability).

So the compromise is to give them notice as soon as possible of a reasonable increase that will induce them to stay.

In a short summary, mortgage fraud is a misrepresentation that induces a lender to give you a loan, or terms they would otherwise not give you if the misrepresentation was not made.  

I get it that we are in a Covid induced environment and we are all working from home.... but how can you possibly think that is a positive image that gives the audience comfort?

And I can't legally offer them money as an inducement.
