I must confess I was in the same camp of@Tony Kim, but lately as @Kyle Kadish said, there is a new breed of DST that is exhibiting lower fees and higher IRRs based on exit strategy.It really is interesting to stack up a DST with an honest exit with a typical syndication fee for fee. 

@Tony Gunter I am not sure about GA but in CA and several states I know, license rental is illegal, what you are trying to do is a license rental.

It's fine for one-on-one, but you will note that it does not include 50 paragraphs of compliance small print that it would need in order to be generally released.Hi @Danny Torres, check out Excel per @Tony Hightower.
