The biggest mistake I made at Peak was buying a palette of oak flooring SUPER cheap-- but there were a lot of bad pieces inside the palette that you couldn't see on the ends.

The glut might not be what it once was but it is still a glut and a buyer's/renter's market.For example, at 2 E Oak St, you can rent a 1 bedroom on the 10th floor for $1275.Or you can buy one on the 12th floor for $250,000 plus $461 in assessments and $200 in taxes.Which sounds like the deal to you?

Typical kitchen for us (lower end, $100K retail resale) is about:- $3000 for cabinets (42" cherry stained)- $500 for countertops (laminate)- $1.00 per square foot for vinyl flooring or $5.25 per square foot for solid oak flooring- $1400 for stainless fridge, range, microwave, dishwasherSo, ultimately it will be between $5-6K for a new kitchen, more or less depending on size.
