I’ve come upon a deal, it would be our first, that has great numbers but am having some trouble getting the financing together. Here are the numbers:

Is there anybody in the Greensboro area whose just starting in their real estate venture or even a seasoned investor that would want to meet to discuss mindset/books/strategies and anything related.

I really want to venture out of California and would like to gain some of your personal experience /stories and any advice or recommendations (i.e. what to watch out for, don't make the mistakes I made, some laws I should be aware of in taxes/landlord/tenant laws, and etc.)Thank you for your time!

If you do not have the money to pay such a person then maybe look into a joint venture type arrangement where you share upside profits for time invested.

Tom,Off to a good start and you seem to have realistic expectations and enough life behind you to realize there will be acquisition years followed by digestion and stabilization (years where money flows in and others where he tide runs out).I've never ventured into trailers/ mini-homes, but know folks who both regularly flip them and/or fix-and-rent.  

Put together a sample deal and then start meeting with potential joint venture partners to get them to fund it.

If you haven't already, take a listen to the BP podcast - it was a huge part of my education as I started in REI and will give you so much confidence to tackle this new venture.
