You should be consistent.I also find it odd to charge tenants for anything related to termites, but then again none of us have read your lease so perhaps there's some really unusual clause in there that allows you to do that.The best evidence in cases like this is usually before and after photos.

It is not unusual to get an invoice the month following a repair rather than in the month in which it was done.Not sure what type of rental you have, but you shouldn't have something going wrong every month.

Its not unusual for lease option deals to be priced above market value, though, since the owner is offering terms that might make the property buy-able by buyers who wouldn't otherwise qualify.
