Brandon Turner's Rental Property Investing book is an excellent primer to understanding the happy path for purchasing a property - however in this market it really comes down to having bulletproof assumptions on rents/taxes/R&M/etc. as with rates as high as they are/inventory as low as it is, there is less cushion in your returns if you analyze properties with bad assumptions.

You will have to gather more accurate operating costs (vacancy loss, taxes, utilities, insurance, mgmt fees, maintenance, HOA) to best determine potential future performance.

I would also be careful of HOA/POA dues. 

My mortgage increased earlier this year as my home owners insurance went up due to the company closing and my escrow didn’t have enough to make up the difference so I’m kind of pay check to pay check right now.

.* No calls accepted to review receipts: I have asked Jenny several times for the last 3+ weeks to get on a call to review the receipts and all of the items that are in the house, I have given her several deadlines to resolve the issue, she has never accepted any of my invitations to join any calls despite me pleading her to do so as my credit card payment is now due and has a 29.99% interest rate if not paid.I have found several people that were also affected with just 2 facebook posts.

I don’t know how 2 people got 3 homestead exemptions but that seems like something the local taxing authority could catch pretty easy.

I've done some preliminary due diligence (as the lender) and feel I have a pretty firm understanding of how it works.

I would reinvest in a another property and use a 1031 exchange to detour taxes.   

Luckily both sites collect the taxes for our place.Our little town did implement a 1% tax that I have to pay separately.
