Charlotte, NC, is a key spot for buying and selling properties, with tools like Zillow, Redfin, and BiggerPockets giving key info on what's hot.

Even better, if the contractor is able to attend/show up for the inspection by the township that would allow them to interface right on the spot and fix any small repairs.

This has kept me from getting into tight spots like in the past.

Property has hallways and laundry as common areas. 25 outdoor parking spots and 10 garage spots.

There's spots in the south and in the midwest where you can buy a house in need of work for like 30k, someone brought me a duplex in Tenn the other day that they had under contract for 65k. 

Ohio markets show up 3 times in Zillow’s 2024 hottest markets, with Columbus and Cincinnati taking the top 2 and 3 spots.

Ceilings need to go too, but floors are fine except for a few problem spots. 5,000 sq ft.  6 kitchens, 6 baths, and about 35 total rooms, closets, hallways, etc. 

This part does not come easy for me but I am trying my best to figure how to spot a good deal. 

You could be in a spot where you won't qualify for VA financing at all going forward. 

Treat this like a business (because it is), keep operating expenses as low as possible while making your spot aesthetically desirable.
