That's not how investing works.There will be bumps along the way, so plan for them and they won't be so surprising.There are many investors using myriad strategies, you could spend you entire life learning REI, or painting, or you could just grab a brush and start. 

I actually went on the roof and it is soft in some areas so I know the plywood is probably rotted through. 

I'm just amazed at how much of the skills (soft and hard skills) that I've really developed over the last couple years have come from outside study and work I've been doing on my own to improve my understanding of the economy, business, finances/investing, leadership/communication, and real estate.

Most people relocating to Detroit, won't consider many neighborhoods.I had "Detroiters" turning their nose up at living in Brush Park in a 2 bedroom for $1000/mo in 2014. 

One of my december tenant is kind of soft spoken person, hardly to argue.

All I have to do is just take a brush, dip it in the paint and apply to the wall.

We purchase a lot of everyday purchases like doorknobs, locks, fire alarms, paint brushes.
