The remaining $150K in this case is still eligible to be offset by any NOL from my rental properties from LLC #A.You already explained the basic idea yourself, so there is no need for us to do it.

These days, every MLS syndicates to sites like Zillow and Redfin, so you are likely seeing every house on the MLS on Zillow/Redfin/etc.

As an example, there has been only one sale nearby in last 12 months and it was essentially a new build, so even that is not a good comp property.  

Glad you're building your business while still active duty, that's a powerful move! 

I’d even consider finishing the basement, just well enough for me to live down there, so I could rent out ALL the units.I’d save all my cash and look to refi the property in 1-2 years out of the FHA mortgage, so I could use it again if necessary.
