@Daniel Brundige Seems a big project if you are starting out, usually people start with smaller ones to get to know the contractors work  etc

Get a qualified contractor to verify the cause and then make the necessary repairs.

There is so much demand for good contractors.

I also believe there will generally always be a demand for gc's/contractors in the long run and it is a real estate adjacent which would keep me "in the know" for off market deals and opportunities in my area.

You're not likely to have to worry about it, because there's so much damage everywhere here that unless you have an inside scoop to a contractor you're going to be part of a very long list of people getting repairs done. 

We've been in communication about getting everything repaired until they found out the contractor said it would take approximately 4 to 6 weeks to fix the spots of drywall that have been removed and to repaint, etc, and now their responses to my texts are less and less.

Is there anyone on here with good references of contractors that can help me out along with the best property managers in the area for me to visit with to determine who I should hand over operations to once the work is done.  

I have relationships with my contractors and don't need/want a tenant who caused damages harassing them because they are unhappy they didn't get 100% of their deposit back. 

Find solid contractors, ****** ones take a long time and give false promises
