I really had high hopes in NYS but things are changing quickly (and all in the wrong direction).I am in Orange County.

The value of your property is low due to location, you could take this same property and put it in Orange County CA and you would likely have to pay 1.2- 1.8 million for it, it would still only cost about $432K to rebuild it. 

Chris I think we are talking apples and Oranges here. the company that the OP is talking about is originating their own loans and it appears in CA based. and is running under a CA RE broker's license (just like I did/do when I did HML in CA).And again, I suspect what's happening is the company will have a loan for sale Just like Peer st. 

We are focusing mostly in Orange, Putnam, and Dutchess counties but are open to other areas as well as a few in PA.

I wouldn't describe this as even "low hanging fruit", but as the "fruit that is on the ground".

For the past 30 years, don't quote me on exact demographics, but I will take a guess that Gardena is 50% African-American, 30% Hispanic and most of the Asians moved to Orange County.
