You know the area.Number 2 above gives you a boots-on-the-ground advantage.

Have been doing this remotely for the last 7 years.We have built great teams on the ground.

Others just have the time and love doing the research and ground work.Then theres investors that just want to scale.

No chance of smokers smoking inside and getting the hard to remove residue/odor, no chance of fire from the smokers, no butts on the ground, and in general I believe non-smokers are better tenants.  

Location /neighborhood are the most important aspects of an investment of course but my point is choose the market where you feel you have the strongest team around you and best boots on the ground.

The FedEx Express driver has told me that the ground/home delivery contracts get sold all the time.

You just need start again and figure out what types of investments interest you... whether it be rental properties, buying mortgage notes, etc.I am at ground zero at the moment.  

They also build from the ground up for long-term rental and sell those to passive investors as well.I have no referral relationship with them.  

@Garry Dhaliwal From my experience talking with other investors including others who have done it, it's a lot of time and work to develop mobile home parks from the ground up.
