I'm planning on just getting a Real Estate attorney involved to whip up the paperwork since I may be doing Seller Financing for 100K .Couple grand better than a 14,500 commission.

@Jason Hodges I have bought a 200+ and a 1000 unit deal using a DM strategy.DM is great, but prepared for the long game as it took me 2 years to buy each deal, but each deal has been a grand slam.Feel free to message me for some ideas.

Anyone investing in Casa Grande, AZ?

Just to set the record straight, the city can't require you to replace the 60 amp panel because it is "grand-fathered" - meaning if it was up to code when it was installed they can't force you to replace it now or in the future. 

I suppose you could get an attorney to write up a termination of liability, but wouldn’t be surprised if that doesn’t add at least a grand or not more.

Had a few were I let the attorney dictate when to hire the abstractor ( usually about a week before closing) only to find out title was buggered and i spent a few grand on plans and due diligence.. so learned my lesson there
