Here is the strategy I would use (and have used):1) Keep the property and get it rented - The property cash flows and I am personally not a fan of flushing money down the drain by paying both the carrying costs while you wait to sell it and the closing costs at the closing table.2) Call all of the local banks in your area until you find one that will get you a HELOC or business line of credit on the property - If you speak to both the residential mortgage department and the commercial loan department, you should be able to find a bank that will give you a line of credit equal to 80% of the appraised value.3) Start looking for the next property/properties to purchase and use draws against your HELOC/business line of credit to fund down payments and rehabsThe upside of getting a HELOC/business line of credit is you aren't making payments/paying interest unless you draw against it.

I finally decided I will visit each door once a month to change filters, to check for leaks under each sink, to flush the water heater T&P valves, to exercise each shutoff valve inside, and to put bleach down the air con condensate line.My biggest stress came last month in dealing with hurricane Irma as it approach south Florida.

When the condenser fails later on, you could simply have them flush the system and change the flow orifice of the evaporator when they change the condenser.
