Advice/samples of accounting records/software/excel templates, policies & procedure manuals, ect. are what I am needing most... or even a PM start up checklist would be WONDERFUL.

If you are a Property manager why don't you use the same procedures you use every day as a property manager to screen your own tenants? 

I would make certain I followed proper security deposit procedures, documenting everything showing you used the whole security deposit in back rent and damages, then send it certified mail in a timely manner to his last known address, even if it is that unit.  

It's generally, and you seemed to have confirmed it, a procedural problem/defect in process that was brought to their attention.  

With just $3,000 I realized that the best path for me would be to learn the laws and procedures of real estate by becoming an agent.

I have never experienced this so I don't know the exact procedure, but in this day and age I would think that this could be reversed and corrected with a little effort from everyone involved.Good Luck and keep us posted.Ed

@Deanna McCormickI totally agree there is a difference. the reason my idea works is because all my properties are in a single area and most of the setup is the same so problems can be fixed by some kind of standard procedure.

Once notified from the agent regarding the highest and best offer, we were told to sign the "multiple offer procedure form" and return that VIA EMAIL with any changes to offer.So we did raise the offer....
