I think the content in the actual package is well worth $2k and more.

Anyway they have proposed a continuing education package that is 25k but me and my coworker can split it. just got into investing earlier this year and have only done one deal which was a flip and I profited a great sum from it.

The latest thing was the upper tenant was outside so they signed a parcel for the lower unit to try once again to be good neighbors, held the package for an hour and then gave it to the lower tenant, to which they really got yelled out at.  

I'm looking for others experiences and advice on those that have encountered similar situations and what they went through, thanks!

For finding leads on a budget I’d simply do a mailing campaign where you package and mail all the mail yourself.Facebook could also work but anything you do will cost some money

Plus, my complex had 4 pools, 4 hot tubs, a gym/sauna, and security onsite that kept and held packages. 

That was the biggest reason of how I was able to get a package deal closed at $790,000 that appraised as is at $1,265,000.

However It is reasonable and I believe legal to say that service calls for tenant caused damage will encounter fees.
