So HUD wants you to actually use some common sense and understand there is a difference between someone arrested for shoplifting 20 years ago, or someone who was caught with a little bit of marijuana and distinguish that from someone who say is convicted of domestic abuse, armed robbery etc.

@John Casmon we do have criteria we follow:  3x rent monthly income, credit of 600 or higher, no conviction or evictions on file, landlord or personal reference.

I am saying the opposite, and is what I do, that I say no to almost every applicant with an eviction, terrible credit or a past of criminal convictions.

Long story short my Tennant got arrested for some sick stuff and if convicted will be gone for a while. 100k bail if that tells you anything.
