When you are consulting somebody on how to do a lease purchase and you are providing blank documents - I know you're not supposed to fill out the documents for the client for an actual transaction but was confused as to whether it is a no - no to show/give them the same documents filled out for a sample non-existing transaction?

As far as I know, no, you don't have to refi the first one to buy the second, so long as you have lived in the first long enough to satisfy the seasoning requirements to have called it your primary residence as an O/O.Once you have been there for a while, call up your lender and tell him/her that you want to buy a new place and you plan on living there for a while.

Definitely sounds like he may have gotten into a deal that is out of his depth, if he got a no money down deal and didn't have the financial backing to payback 10k in taxes and repairs.

When people call I would enter it into the system and set tasks to call them back every two days until you get in contact with them, I go after every lead until I get a no unless they don't answer say 10 times in a row.
