Sky Mikesell here based in Charlotte NC. if this is a foreclosure sale then most states allow for an accelerated removal process of any stay over occupants. .. when i say accelerated that means it is faster then traditional eviction proceedings.

lot 70k  vertical 190k  soft 20k  280 all in  350 sell price Net 70kIf we never got any of our cash back until the very end of the project this is a 82% apr on the original 500k invested. we borrow from bank at 6%.WE don't have accelerated lot pay downs ( Ie own last lots free and clear) so we will get lot equity prorate as we sell thereby increasing our yield substantially.

Thought would be use combo of 20K and private/family loan $$ to get into a larger property, cash flowing at some economies/cap rates as my current props and accelerating cash flow.

I have always been interested in investing (real estate and stock market), but my interest was accelerated after reading a number of books on investing since back in November/December 2014 - MONEY, Master the Game, several of the Rich Dad, Poor Dad books, HOLD, Loopholes of RE, and Brandon's Book on Investing in Real Estate w/ No (and Low) Money Down to name a few.
