Are there individual central HVAC systems for each unit, or just wall A/C, and what is the condition?  

This is a very unusual mood for me to introduce myself, but I've been hitting too many walls and seeing deals fly by without enough manpower or systems in place to catch them in time.

The building is in good condition, about 10 years old, tilt wall construction in Texas.

The team/agent community is highly competitive and if they were lying there would literally be hundreds of complaints from other teams to the real estate commission from these.Also the top teams are typically listed by a number of different reporting agencies such as realtrends, the wall Street journal etc.

Once you open a wall and see the wiring is knob and tube you MUST update it to pass inspection.

I've got a client with a property that has 3 exterior walls, floor joists, and semi-second floor joists and framing.

For example, I could just refresh the kitchen with all new hardware or I can open up a wall to the dining area, move the sink/stove, move the HVAC and have a nice large open kitchen space for probably another 10k. 

Opening walls, nice cabinets, granite, trim work throughout.
