Louis, MO to Springfield, IL it seems like it.The seller is looking to sell 8 duplex (16 units) in central Illinois for ~ $700,000 ( I would attempt to negotiate lower)The units already have tenants who have been there long time and it's set in a college town with rent average ~ $600/monthOverall I believe this is a good investment, I'm just not sure what direction I need to go to get financed.

We are doing a few unit renovations in springfield mass right now where we have negotiated down large orders (i.e. flooring) and have passed that on to the owners (owners hired us for construction supervision basically), but most times contractors never tell the owner.
