21 - Looking To Start Investing in Central Illinois

I'm 21, currently working a mediocre contract security job and enlisted with the Illinois National Guard and pursuing a degree in Software development. I have found interest in investing in real estate but I'm not sure how to exactly get financed for my first property and I'm not sure if it's a deal or not but from scanning from St. Louis, MO to Springfield, IL it seems like it.

The seller is looking to sell 8 duplex (16 units) in central Illinois for ~ $700,000 ( I would attempt to negotiate lower)

The units already have tenants who have been there long time and it's set in a college town with rent average ~ $600/month

Overall I believe this is a good investment, I'm just not sure what direction I need to go to get financed. I do have the benefit of being able to go through military banks such as USAA, and Navy Fed.
