I live in Murfreesboro, TN which is 30 minutes south of Nashville.

Some recommendations include,  Texas(DFW, San Antonio, Houston), Ohio(Columbus/Cleveland), Florida(Tampa/Orlando/Jacksonville), North Carolina (Raleigh, Charlotte), Tennessee (Nashville), Indiana (Indianapolis), Arizona (Phoenix/Tucson), Colorado (Denver).Consider even investing passively in an area to learn the market and build the network.

@Kiefer Thiele great post and as you can see from your post Austin is a great market and folks all over the country know that.Which means competition will be at a premium.I live just south of Nashville Tn.Also a super hot market but because of other reasons.We have an amazon headquarters coming soon bringing 1000 plus triple digit earners.The markets around Nashville are booming as well.Although my competition is increasing I am comfortable making offers and projecting profits.Best of luck,due your best due diligence on any market and jump in,the water is fine!
