So, getting the financing for your first flip is different than buying a house to live in normally.Cash only doesn’t mean that you have a suitcase full of $100 bills or all the funds available in your checking account.I believe if you have a preapproval letter from a financial institution or a commitment letter of funds from a private letter, that will suffice too.

I'd go so far to guess that of the 99% their dream is to live the life of a successful wholesaler but when it gets down to it, they don't have a real plan, feel inadequate to take upon the task (not enough funds, knowledge, connections, etc, etc).

You're right, unless otherwise expressly stated, they do retain the rights to pictures they take and most will fight you tooth and nail to not provide you with raw files or all the photos they take - which you wouldn't know what to do with anyway - and would only want to give you the ones they deem to be the best.
