It still might not a good enough investment for you - that will depend on what your requirements are.  

If they simply won't do the loan because they can't find good enough comps I would look for a different lender.

I think that is good enough to get Phase 1 study, verify financials, infrastructure inspections etc. -- I have done $10k to $50k EMD-- Check with your title company, varies from state to state 

However, I've learnt from BPers that the money issue can be solved if the deal is good enough and if I have a good strategy to finance it.Ideally I would leave my day-job and work full time in learning the business.
